Terms and Conditions

Please read through the following terms and conditions carefully before booking your stay at Ocean's 11.

Published Rates

Our rates are quoted in USD (United States Dollars) and are per night and inclusive of 7% VAT and service charges.

Minimum Stay

There is a minimum stay for all bookings of two nights, unless otherwise published.

Complementary Services

Round-trip airport transfers. Please advise us of your flight times.
Daily breakfast from 8am - 10.30 am.
Welcome drinks upon arrival.
Wireless broadband Internet access.
Daily linen changes.
Daily housekeeping service.
Electronic safe deposit box in each bedroom.

Additional Services

Alcoholic and non-alcoholic drinks are charged to your room. Prices include 7% VAT and service charges.
Light snacks and meals are charged to your room. Prices include 7% VAT and service charges.
For lunch and evening meals please inform us of your selection from our in-villa menu one day in advance.
Beachside picnics and barbeques can be arranged upon request.
You are welcome to bring in your own food and beverages at no charge.
Laundry and dry cleaning is available at additional charge. Please contact villa manager for more information.

Payment & Deposits

In order to secure your booking through our instant confirmation service a USD 500 credit card charge is required which will be deducted from the total booking amount.
50% of the total booking amount (less USD 500) is then due within 10 days of making your booking, this is non-refundable and payable via bank transfer.
The remaining 50% is paid upon your arrival at Ocean's 11.
A refundable security deposit is then paid on your arrival at Ocean's 11. For room rentals, the deposit amount is equal to 1 nights stay of your booking. When renting the whole villa, the deposit amount is USD 1,500. If any damages exceed the security deposit amount, the excess must be paid upon check-out.

If you do not wish to book by credit card:

Your booking will be held for 48 hours during which time a 50% deposit is due in order to secure your booking, this is non-refundable and payable via bank transfer.
The remaining 50% is paid upon your arrival at Ocean's 11.

Cancellation Policy

Cancellations will result in forfeiture of the total deposit amount.

Check-in & Check-out Times

Check-in time: 2.00 pm
Check-out time: 12.00 noon

Early check-in and late check-out can be arranged subject to villa availability.

Villa Occupancy

The number of guests should not exceed the number stated in the booking form without prior notice. Ocean's 11 reserves the right to refuse any booking that is considered unsuitable for the property.

Children

Unfortunately Ocean's 11 is not suitable for any children under 16 years of age.

Smoking

Smoking is prohibited in all rooms of the Ocean's 11 villa. Violation of this term will incur a $300 deep cleaning charge.

Events & Parties

Special permission must be obtained to host a party or gathering which will be attended by guests who are not staying at Ocean's 11. This may result in a surcharge depending on the number of guests in attendance. No outside guests are permitted to remain overnight without prior approval from the villa manager.

Promotions & Rates

Prices are per double room, per night and include breakfast if otherwise specified.
Our rates include all service fees and taxes.
Offers are subject to availability. Ocean's 11 reserves the right to change these offers at any time.
The rate you receive may vary, depending on dates of booking and availability as the prices are constantly updated and may change without notice.

Liability

Ocean's 11 accepts no liability for any property loss, damage nor any injury or accidents. Tenant agrees to indemnify and hold harmless Ocean's 11 from and against any liability for personal injury or property damage sustained by any person (including any outside guests) as a result of any cause, unless such damage was proximately caused by the gross negligence or willful misconduct of Ocean's 11 or the owner.

Law & Jurisdiction

The terms and conditions as mentioned above or any contracts to which they apply shall be interpreted and governed by the laws of the Kingdom of Thailand, and any disputes in relation to it are subject to the jurisdiction of the courts in the Kingdom of Thailand.
